One region, very different houses

As a siding contractor in the Puget Sound, we work from Everett in the north to Tacoma in the south, and from the Seattle waterfront to the Eastside hills. The rain is the same everywhere, but the houses, the exposure and the paperwork are not. A replacement that is right for a 1912 Craftsman in Seattle is not automatically right for a 1998 subdivision home in Renton or a bluff-top house above Commencement Bay.

King County

King County holds most of our work: older Craftsman, Foursquare and Tudor homes in Seattle; 1960s–80s split-levels and larger custom homes in Bellevue; lakefront and hillside properties in Kirkland; and ramblers plus 1990s–2000s subdivisions with aging hardboard in Renton. Labor costs are highest on the Eastside and in the city, which is reflected in our planning numbers.

Snohomish County

North of the county line, Everett combines historic homes near downtown with newer neighborhoods around Silver Lake and nearby Mill Creek. Homes near Port Gardner deal with salt air, and some addresses fall under the county rather than a city for permits.

Pierce County

In Tacoma and nearby University Place and Gig Harbor, we see everything from Victorian and Craftsman homes in the North End to compact post-war ramblers in South Tacoma. Historic district review and salt exposure off Commencement Bay are the two local factors that most often change the plan.

What changes from one area to the next

  • Permits. Each city and county sets its own rules. We help you check whether your scope needs a permit and from which office.
  • HOA and design review. Many Eastside and suburban communities require HOA approval of color and material; historic districts in Seattle and Tacoma may review exterior changes.
  • Exposure. Salt air near the Sound, wind-driven rain off Lake Washington, and deep shade under tall firs each call for different flashing, fastener and finish choices.
  • Housing era. The age of the house tells us what is likely under the old siding, from century-old sheathing to swollen hardboard.
  • Local labor costs. Our planning ranges run from about 3% above the regional base in Tacoma to about 16% above it in Bellevue.

Labor rates, typical home size, access and local rules vary. Our planning ranges apply a city factor, from 1.03 in Tacoma to 1.16 in Bellevue, to the same material prices so you can compare fairly.

Do you work in towns between the cities listed?

Often, yes. The six city pages cover the main areas, but many nearby communities in King, Snohomish and Pierce counties are close enough to serve. Include your ZIP code in the estimate request.

Which county handles my siding permit if I live outside city limits?

Unincorporated addresses usually fall under the county rather than the nearest city. Check with King, Snohomish or Pierce County, depending on where you live, before work begins.
